Homeowners Tom and Emily Hunt employed architects Halliday Clark to design the house against a tight overall budget, with a final spend of only £135,805. The three storey building uses a red brick lower level, and dark stained Siberian Larch cladding to achieve a façade which is modern yet in keeping with its setting. The house was awarded a 2011 Homebuilding and Renovating Award in the contemporary building category.
Design, production and erection of the Kingspan TEK® Building System is completed by experienced delivery partners, with the SIP panel structure enabling a predictable, fast track erection, with minimal site waste. For example, on the Hunt’s house project, Kingspan TEK® delivery partners SIPS@Clays completed the erection in less than four weeks. This can bring large reduction in overall costs, especially when a non-tenting breather membrane such as Kingspan Nilvent is used, as it allows follow-on trades to start work sooner.
Achieving Code for Sustainable Homes Level 4 performance was a key goal on the project and the building’s tight footprint presented the problem of accomplishing this without compromising on internal space. The Kingspan TEK® Building System provided the solution, with its high performance insulated core allowing it to achieve whole wall and roof U-values of 0.21 W/m2.K and below, with only minimal SIP panel thicknesses. Similarly the proprietary joint system allows it achieve excellent airtightness with air leakage levels as good as 1m3/hour/m2 at 50 Pa.
Construction on the project was overseen by R & E Grayson and Sons and the building incorporates mechanical ventilation with heat recovery which in combination with a highly efficient wood burning stove means the building rarely requires additional heating. The building also makes intelligent use of windows and glazing to maximise natural light throughout the house, reducing the need for artificial lighting during the day.
The project forms the prototype for a LEAF Sustainable Homes scheme planned by Halliday Clark and Tom Hunt, aimed at replicating this property on other sites across the North of England.
